SUMMARY
The Maintenance Technician is responsible for performing highly diversified building maintenance tasks to complete corrective and preventive maintenance on occupied and vacant apartments, buildings, and equipment during regular and on-call hours.
POSITION TYPE
This is a full-time position, typically working 40 hours per week
o Overtime should be expected during peak season and may be necessary to handle heavy workloads, emergencies, or other issues
o Weekend and holiday hours are required during turnover and snow events
Hours for this position are typically Monday through Friday, 8:00AM – 5:00PM
The Maintenance Technician participates in the emergency on-call rotation
o When on-call, the Maintenance Technician will work Saturday, 9:00AM – 3:00PM

Regular and reliable attendance – 100%
Maintain an organized scheduling and tracking system to effectively complete all maintenance requests within
established Company guidelines – 100%
Any of the functions listed below could consume 100% of the workday, depending on the needs of the department at any property owned and/or managed:
o Perform minor electrical maintenance (e.g. repair, replacement or installation of power switches, fuses,
wall sockets, ceiling lights, ceiling fans, climate control systems, garage door openers) using appropriate hand, power and specialty tools
o Perform minor plumbing maintenance (e.g. repair, replacement or installation of faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers, washing machines) using appropriate hand, power and
specialty tools
o Perform minor carpentry work using appropriate hand, power and specialty tools
o Perform drywall installation and/or repair using appropriate hand, power and specialty tools
o Repair, replace, install major household appliances (e.g. refrigerators, dishwashers, ovens, washing
machines, dryers, window air conditioners) using appropriate hand, power, and specialty tools
o Snow removal to include shoveling, blowing, or plowing snow away from walkways, driveways and
parking lots using shovels and tractors, and application of ice melt with scoop – seasonal
o Provide prompt service to and courteous communication with tenants when providing maintenance
services
